The government has set new reference prices for real estate, significantly increasing the value of housing in some areas.

Sazan Island in Vlora and 'Zone 13' in Durrës, known as the Beach neighborhood, have topped the list of the most expensive areas outside Tirana, with a reference price that goes up to 200 thousand lek per square meter (about 2 thousand euros).

For 'Zone 13' this represents a record increase of 323% compared to the current references of 472 euros per square meter, while for Sazani the new price is set at the highest possible level, transforming the uninhabited island into an area classified as premium. It increases by 223%.
