Between '97 and 5-star resorts: Albania in two realities according to the BBC
The BBC has dedicated an extensive report to Albania, analyzing the country's efforts to build a new identity as a luxury tourism destination, at a time when it is still dealing with the consequences of its communist past.
At the center of this story is Ivanka Trump's visit to the south of the country, with a focus on investments in Sazan and Zvërnec.
“ These days, Albania is aiming to shake off its past and transform its reputation from a country marked by corruption into one known for luxury tourism. With miles of pristine beaches, snow-capped mountains and olive groves that could rival anything Greece has to offer, it’s no wonder it’s quickly attracting investors. Among them are Ivanka Trump and her husband, Jared Kushner, who are hoping to build a resort on an island off the coast of Vlora. They have visited the secluded beaches of Zvërnec and Narta. They, like others, are hoping to take advantage of new government incentives to build 5-star-plus luxury resorts ,” the BBC notes in the description for the documentary.
However, the ghosts of Albania's communist past still linger. According to the documentary, land disputes, corruption allegations and a lack of infrastructure could derail these resorts before they even get going.

Wednesday, January 21, 2026. It’s a cold, gray winter day in the southern Albanian city of Vlora when an unusual sight passes through the wet streets. A convoy of 4x4s escorted by police. Hours earlier, Brian Nagatora, who helps run his family’s seaside resort, had received an urgent call from his father.
" It was actually quite surprising. To be honest, I was in Tirana and my dad called me, he said Mrs. Trump is coming here, she'll be here in a few hours. I immediately said, okay, I'm on my way ," he says.
The daughter of the President of the United States is not alone. She is accompanied by Edi Rama, the Prime Minister of Albania for 14 years.
" It was very simple, to be honest. I wasn't expecting it. I really liked it ," Brian says.
-Do you drink some brandy?
-No, they don't drink. As far as I know, only water. And wine for toasting, but...
- So, they also made a toast with wine.
-Yes.
Edhe para vizitës në janar, Ivanka Trump dhe bashkëshorti i saj, Jared Kushner, bënë bujë vitin e kaluar kur u njoftua se po planifikonin një resort turistik luksoz pak larg bregdetit të Vlorës, në ishullin e gjelbëruar të Sazanit. Një bazë ushtarake e Luftës së Ftohtë, e braktisur dhe e lënë në natyrë. Ajo ndodhet përballë “thembrës së çizmes” së Italisë.
“Aktualisht po punoj me bashkëshortin tim. Kemi këtë ishull prej 1400 akrash në Mesdhe dhe po sjellim arkitektët më të mirë dhe markat më të mira”, deklaronte Ivanka.
Me jahtin e mikut tonë Nat Rothschild u nisëm në Mal të Zi dhe më pas nisëm të lundrojmë drejt Korfuzit, dhe kaluam disa ditë në Shqipëri. Një nga netët atje, Kryeministri Rama erdhi në jaht. Nuk e kisha takuar kur isha në qeveri, por mbeta shumë i impresionuar nga vizioni i tij për atë që dëshiron të bëjë me Shqipërinë.
Kryeministri ka deklaruar në mënyrë të njohur se Shqipërisë i duhet turizëm luksoz siç i duhet ujë shkretëtirës. Pas dollisë në restorant, Ivanka Trump dhe shoqëruesit e saj nuk udhëtojnë drejt ishullit të Sazanit, por në anën përballë tij, në Lagunën e izoluar të Nartës në Zvërnec. Një zonë e mbrojtur natyrore me rëndësi të veçantë ekologjike, ku jetojnë foka të rralla mesdhetare në rrezik kritik, flamingo rozë të zbehta, breshka deti, shpendë të rrallë dhe ndonjë dele që pushon në plazh. Pikërisht këtu Ivanka shfaqet me rreth 100 arkitektë dhe topografë. Policia vendos perimetra sigurie dhe tenda. Gjithçka zhvillohet në fshehtësi. Edhe banorët e fshatit përreth nuk lejohen të afrohen.

Është një vend i bukur, por vihet re shpejt një nivel shumë i ndryshëm pasurie.
The town itself boasts some stunning beaches with stunning sea views, and it's clear that there are big plans to bring many more visitors here. We're just walking along the beach. You can probably hear the construction going on around me. But then between the hotels, there are these little makeshift houses that people have clearly built themselves, right on the coastline. And it's quite a contrast to see these houses next to these high-rise blocks that are just emerging between them.
" Okay, there were no houses in this part at all. But only the boulevard and some neighborhoods on the left and on the right. I'm talking about 35 years ago. So, none of those buildings you can see that there were buildings before ."
I'm walking on the beach with Ermal Xhukanin, a lecturer at a local university. He grew up in Vlora. We're here just a month after Ivanka visited. We're luckier with the weather, arriving in glorious sunshine.
“ It was beautiful. A few little houses here, people who used to fish, like fishermen’s houses. And then nothing, just sand. Somehow the sand was whiter and drier. Now it’s always wet because of, I don’t know, all these buildings they’re building here, something has changed .”
It sounds idyllic, but Vlora in the late 90s was one of the most dangerous places in the country.
To understand why, we need to go back further. Albania emerged from World War II as a one-party communist state. During this time, no one was allowed to enter or leave. All land became state property under a process known as collectivization. Then, in 1991, the communist regime collapsed, but the celebrations were short-lived.... / Pamphlet

Forme e grabitjes nga qeveria. Dhuna e perdorur shpesh prej saj... BBC te hulumtoje edhe kushtet ose natyren e kontrates qe do te formuloje Edi Rama per ti dhuruar Kushnerit ishullin e Sazanit... Gradualisht edhe te huajt po e kuptojne xhunglen Shqiptare e projektuar nga kjo qeveri dhe mbuluar me propoganden e nje kryeministri qe vetem per vendin nuk mendon.
