Tirana has become one of the cities with the most unaffordable housing prices. According to the latest estimates, it takes a family in the capital about 15 years of work to buy an apartment.
An average family in Albania, especially in Tirana, needs an average of 15.1 years of annual income in 2026 to purchase an average apartment.
Numbeo data shows a clear difference between our country and other European and regional countries. In some countries, the national ratio is lower than that of the capitals, as prices in large cities such as Lisbon or Split are significantly higher than the national average. Albania continues to have one of the highest ratios in Europe, especially in Tirana, making housing affordability very low compared to Western EU countries.
Together with Serbia, our country ranks at the top of the list for the difficulty of buying a home, with a ratio of over 14–15 years, while Western EU countries, such as Denmark or Germany, have values below 9 years.
In Western Europe, although absolute housing prices may be high, the purchasing power of citizens makes housing more affordable. For example, in Germany an average household spends around 20–30% of income on housing, compared to over 40% in Albania. With EU accession negotiations, Albania has the opportunity to adopt European housing models, turning it into a real right for its citizens.
