Jared Kushner is determined to press ahead with major investments in Albania and Serbia despite local opposition. His relationship with Prime Minister Rama and his plan for luxury residences, hotels and a Trump Tower in Belgrade
Sazan Island, a small rocky mass in the middle of the Adriatic, has recently become known as “Trump Island”: a piece of land that the Albanian government is preparing to give to Jared Kushner for tourism development.
At the same time, the son-in-law of the American president is planning a "Trump Tower" in the center of Belgrade, provoking strong reactions in both Serbia and Albania.
According to a detailed article in the French magazine Le Point, Sazan looks like paradise on the surface, a "little rock" in the Adriatic, home to snakes, grasshoppers, birds and, it is said, even some bears that find shelter in the wild lavender vegetation and 300-year-old pine trees.
In the summer, several dinghies bring tourists from Vlora for a two-hour swim on a large beach before visiting the cave of Haxhi Ali, a 17th-century pirate who, according to legend, hid chests of gold coins there. The island has also become a haven for sea turtles.
For 60 years, Sazani was a secret military base; today only dilapidated bunkers and thousands of landmines remain.
Enver Hoxha, the communist dictator of Albania, was deeply suspicious and feared invasions by the Italians, Yugoslavs, Americans, and even Russians. After the regime's fall in the early 1990s, Sazan became a wasteland, the last uninhabited island in the Adriatic.
Ivanka's "love" for Sazan, seafood lunch and meeting with Rama
Ivanka Trump and Jared Kushner's "love" for Sazani has become almost a local tradition. It happened four years ago, while the couple was vacationing with their children in Greece. In Tirana, where the government and business circles dream of luxury hotels and the number of tourists has tripled in a decade, their visit was seen as an opportunity.
Auron Tare, a researcher who previously headed Albania’s National Coastal Agency, organized a customized visit for the Trump-Kushner entourage and several potential investors, including PSG chairman Nasser Al-Khelaifi and an entrepreneur from the United Arab Emirates. The VIP guests were provided with a helicopter and a luxury yacht.
Tare showed the group the spectacular villa built by George Tenet, the former Greek-American director of the CIA.
He organized a seafood lunch at the best restaurant in the area, hosted by his former basketball teammate, Prime Minister Edi Rama himself.

Entuziazmi i shpejtë i Ivankës për Sazanin ka shkëlqimin e një historie pushimesh ekzotike. Por mbi të gjitha, është një sipërmarrje e madhe financiare. Kushner nuk është një investitor naiv. Biznesi në Serbi dhe reagimet
Kushner nuk e zbuloi Ballkanin gjatë vizitës së tij në Sazan. Zona sot duket si një grumbull rrënojash. Dikur aty ndodhej selia e ushtrisë serbe, e bombarduar nga NATO në vitin 1999 gjatë luftës së Kosovës dhe e braktisur që nga rënia e Slobodan Millosheviqit. Për jugosllavët nostalgjikë, është një simbol i shenjtë; për serbët e rinj që ëndërrojnë anëtarësimin në BE, është një relike e mallkuar.
“Kulla Trump” e planifikuar do të përfshijë një hotel luksoz, një qendër të madhe tregtare dhe rezidenca luksoze. Për shumë njerëz, ajo është bërë tashmë një simbol i praktikave ekstreme të biznesit dhe i paqartësisë së qeverisë. Për t’i dhënë tokën Kushnerit, duhej të miratohej një ligj i posaçëm: vendi duhej të hiqej nga Regjistri Kombëtar i Trashëgimisë Kulturore.
Një punonjëse e Ministrisë së Kulturës dha dorëheqjen në vend që të nënshkruante dokumentet. Avokatja Katarina Kostic reagon e indinjuar: “nëse na pëlqen apo jo stili i ndërtesës origjinale është një gjë. Por projekti i Kullës Trump mohon historinë tonë.”
Radovan Kupres, kreu i organizatës së transparencës CRTA, ka reaguar gjithashtu i indinjuar. “Problemi nuk është në të vërtetë familja Trump”, thotë ai, duke shtuar “problemi është klasa jonë politike. Ne jemi ndër vendet më të korruptuara në botë dhe gjithçka ndodhi nën tavolinë.”
Ai shqetësohet veçanërisht për partnerin e Kushnerit nga Emiratet e Bashkuara Arabe, i cili 12 vjet më parë ndërmori rindërtimin përgjatë bregut të lumit Sava. “Është shumë e shëmtuar estetikisht”, thotë ai., duke theksuar “ata dëbuan mijëra banorë të vjetër dhe u dhanë tokë zyrtarëve të lartë përmes proceseve të dyshimta.”
Green Party MP Robert Kozma is even harsher. For him, “the end of President Vučić’s dominance is deplorable.” He accuses Vučić of playing “poker with national assets” while wooing the Russians, Chinese, French and Americans, but getting little in return. As evidence, he cites the recent US decision to raise tariffs on Serbian goods to 35% and impose sanctions due to Russian involvement in the state-owned oil company.
Environmental concerns
In Albania, ornithologist Joni Vorpsi has a different perspective: the birds. As part of the environmental organization PPNEA, he monitors developments with concern. He explains that the Vlora lagoon is an important stopover point for migration. New infrastructure threatens to destroy it.
Olsi Nika of EcoAlbania is concerned about Vlora's massive new airport, which is being promoted as a magnet for investors and tourists. "For a handful of dollars, we are going against the flow of history," he warns.
Another scandal, he said, is that the airport was awarded to companies with limited transparency, including the Swedish firm Mabetex, previously convicted of corruption in renovation projects in Russia. “Politicians sell us dreams: ‘we will become the next Saint-Tropez.’ But in reality, we will sink under tons of concrete and become the money laundering center of Europe.”
Kushner's investing power
In Tirana, Elira Kokona runs the state agency charged with giving away valuable state assets to investors. The country is poor, she says, and in need of development. She has worked only with “Brian,” Kushner’s representative. She has met Kushner once, at a restaurant.
Affinity Partners, Kushner’s investment fund, was founded in 2021 and raised $2 billion from Saudi Arabia’s Public Investment Fund. Investors also include the United Arab Emirates and Qatar with about $1.5 billion. Alongside his Saudi partners, Kushner recently bought Electronic Arts for $55 billion, confirming the scale of the capital behind the Sazan and Belgrade projects. /Adapted from Protothema /
