Orgest Beti, a real estate agent, spoke about the prices of apartments per square meter in Tirana. He specified which are the most expensive and cheapest areas where you can find an apartment at a more reasonable price.

Beti stressed that the market is being affected by a number of factors, mainly construction costs. He said that prices per square meter vary significantly depending on the area, with elite towers reaching up to 5 thousand euros/m², while other areas offer more affordable alternatives for citizens.

"This is an analysis from my data. I took an average of the transactions that occur in Tirana. We have specific towers in Tirana that have different quality, different workmanship and go up to 5 thousand euros per m².

When we talk about properties, people only define the price. Finding land is a very big problem. Landowners today negotiate very strongly with builders, from 33% to 47%, so 47% of a building is owned by landowners. Then we have an 8% tax on the impact on infrastructure, we have a 3% social housing tax, then we have Albanian architects who follow the works. Most of our products are imported. It is not property for everyone, they are specific towers with that high price.

"The top areas are the Center (Skënderbej Square); Ish-Blloku; Artificial Lake (Park). They choose them because of the facilities, schools, health centers, and free movement because it has become a very important part of Tirana ," he said for the "Review" show.

According to the real estate agent, the main areas of Tirana continue to have the highest demand and volume of transactions, which is directly reflected in the increase in prices. He also highlights that areas such as Don Bosko, Ali Demi, Fresku and Astiri are being seen as more affordable alternatives.

"The main areas have the highest volume and demand and consequently the prices go to this point. Those who invest the most in these areas at these prices are foreigners, Albanians of the diaspora. Albanians have been doing business for 30 years. There is a safe investment in properties, their value increases. Don Bosko is an area close but also far, it is an alternative area. Ali Demi did not have the demand that there is today. In Fresk, mainly young couples buy at more affordable prices. Astiri is the most preferred area where the square meter is a little cheaper. They prefer it because it has two exits, it is connected to the Central Ring Road, it is close to the Center", explained Beti.
